Property Data Sources and Coverage

Know where each fact comes from before deciding which property to research. Local lists link their sources and show the available dates.

Official records and property location

Recorded filings come from county record portals. Property and ownership facts come from the relevant appraisal or auditor records. The exact source is cited on the local list; open the document to confirm what it describes.

The parcel’s location determines the county. A city can cross county boundaries; a mailing city does not replace that check. City lists include only the available published coverage.

Daily scraping and publication dates

Our scrapers run daily. Counties may release documents in batches, and a daily check may find no new filings. A document’s date and a list’s publication date describe different events.

Use the list’s publication date to identify its edition; use the recording or event date to research the filing. An expired-listing date describes listing activity, not a county recording.

Foreclosure: read the stage, not just the label

A scheduled sale notice, trustee appointment and later deed are not the same event. Read the filing type and check the current notice or case before owner outreach or auction research.

Expired listings and active inventory

The expired-listing list identifies homes previously observed for sale that subsequently leave active inventory. It is not certification of an MLS contract’s expiration or proof the home remains available. Contingent and auction statuses do not qualify as expired listings. Check whether the property sold or was relisted.

Motivated sellers and property counts

A property must have at least two distinct primary signal types to appear in motivated sellers. Long ownership, absentee ownership and non-homestead status add context; they do not prove intent to sell. Recent buyers and cash buyers are not motivated-seller signals.

The same property can appear in probate, liens and motivated sellers when it qualifies. Motivated sellers counts each property once within that list; category counts can overlap and should not be added as distinct homes.

Home facts and value ranges

Review beds, baths, square footage and year built alongside the address. Recorded facts and estimates are not interchangeable: a modeled range is not a tax appraisal, sale price or guaranteed value. Confirm condition, repairs and comparable sales before making an offer.

Property liens are not the same as tax-lien investing

A property-lien lead list supports research into filings concerning a property and its owner. It does not mean you can buy a tax certificate, tax deed or current lien for the displayed amount. Read the filing and subsequent records to establish its scope.

Coverage and corrections

Available coverage appears in the Texas, Florida and Ohio directories. A missing record does not establish that no filing exists. LienScraper assembles information for property research; it is not the county’s official record. If a fact is incorrect, contact LienScraper with the address and list link.
