Where to find free expired listing leads in Texas
Start with the Texas expired-listing lists and choose the county or city where you buy. Keep the street address, last asking price, off-market date and available property facts together. A county list covers the broader area; a city list helps narrow your search to the neighborhoods your buyers know.
An expired listing agreement ended without a sale during its term. A withdrawn listing was removed before expiration. LienScraper’s expired or withdrawn category includes homes previously observed for sale that are no longer in the active inventory. Treat that as an off-market lead, then verify the current listing status before outreach.
Check whether the home has returned to market
Search the exact address before spending time on an old lead. A property can return under another listing number or agent, move to pending, or appear in a different feed. An older off-market observation should not override newer activity.
Keep one research file per property rather than one per listing number. Note the date of your latest check and any new asking price. If a sale is recorded, update the owner research; do not use disappearance from active listings to invent a closing date or sale price.
Read the asking-price history before setting an offer
The last asking price tells you what the seller most recently requested, not what the home is worth or what the seller will accept. Price reductions can show a change in expectations, but they do not reveal the owner’s motivation. Compare the sequence of prices with the listing dates and any available days-on-market figure.
Days on market may refer to one listing or a cumulative history. Relisting can change the displayed figure, so compare dates as well as the number. For a flip, use comparable closed sales, an achievable resale value and a repair budget. Then account for purchase, financing, holding and selling costs before choosing your maximum offer.
Match the home to the right Texas owner
Use the appraisal district for the property’s county to confirm the parcel and current ownership record. Dallas, Tarrant, Collin and Denton have separate appraisal districts; a Plano address may be in Collin or Denton County. A Houston mailing city does not mean the home is necessarily in Harris County.
Compare the property address, parcel account and legal description. If ownership appears to have changed, check the county clerk’s deed records. Keep the former listing agent separate from the owner who can consider your offer. An appraisal value is not a replacement for market comparables.
Which expired listings should a flipper or wholesaler prioritize?
Long market time alone does not make a deal. A well-maintained house priced above nearby alternatives can be less suitable for a flip than a home with a clear renovation opportunity. Prioritize the economics and your buying criteria, then ask about the owner’s plans.
- Homes in the locations, property types and price ranges you or your buyers actually purchase.
- A repair scope you can evaluate and finance, with enough margin after all transaction costs.
- A recent off-market observation and no newer active or pending listing found in your check.
- Useful additional evidence, such as verified absentee ownership or a related recorded filing, kept separate from assumptions about the seller.
How do you approach an owner after a listing ends?
Lead with a straightforward purchase question: are they still considering selling, and what timing would work? Ask what they want from the next transaction before offering a solution. Confirm whether they are currently represented and respect requests not to be contacted again.
Keep your offer tied to the home and your costs, not a claim that the owner must be distressed because the listing ended. Record the response, follow-up date and next step in the same property file so multiple campaigns do not produce duplicate outreach.
