Start with the former listing and the property
An off-market observation tells you that the property left the active inventory; it does not tell you why. Compare the last asking price, time on market when available, property details and nearby sales. Then check for a relist, pending status or later recorded sale before treating the owner as an off-market prospect.
Which expired listing leads should you prioritize?
Start with properties that fit your buying area, price range and renovation experience. Compare the former asking price with nearby sales and the work the home may need. A listing that failed at one price may still be a poor deal at another; determine your maximum price before contacting the owner.
What should you ask the owner?
Ask whether the property is still available and whether the owner is open to discussing a direct purchase. Do not assume that the listing expired because of condition, price or motivation. If they are interested, ask about timing, access and known repairs, and confirm the current listing status before presenting terms.
Keep relists and recorded sales out of follow-up
Recheck the property before each outreach cycle. Remove it from an expired-listing workflow when it returns to an active or pending inventory or when a later recorded sale establishes a new owner. Keep the same property identity through relists so that a new listing does not create a duplicate prospect.
