Start with the property and the recorded document
A recorded divorce document can provide context about a property when you are researching potential purchases. When a distinct judgment date is shown, compare it with the recording date: an older decree can be recorded much later. Focus on the home’s current ownership, condition and suitability for your buyers rather than treating a new recording as a recent divorce.
Compare county housing, labor and climate
County housing: 2020–2024 ACS five-year estimates. Employee hourly mean wages: BLS OEWS May 2025, named metro or nonmetropolitan area. Climate: NOAA 1991–2020 station normals. Select a source to research its geography and period.

ACS home values are survey medians for owner-occupied homes, not current sale prices or property valuations. Gross rent is monthly. SOC 47-0000 covers construction and extraction; SOC 49-0000 covers installation, maintenance and repair. Employee wages are not contractor bids. Station normals describe a reference location, not every parcel in a county; distance is from the covered-area reference point.
Approach an owner about the home, not their personal history
Lead with your interest in the property and ask whether a sale is being considered. Keep the conversation respectful and do not assume that either party wants or needs to sell. If there is interest, confirm who owns the property now and who must participate in a purchase agreement with your closing professional.
Which divorce-property leads should an investor prioritize?
Start with the same buy box you use for any other opportunity: location, property type, likely repairs, nearby sales and a price that leaves room for your strategy. A judgment or recorded divorce document does not make a poor property fit into a good deal. Give priority to homes you can evaluate and buyers you can actually serve.
Organize divorce-property research by the right date
Date filters use the verified judgment date when available, otherwise the recording date. Each card shows when the document was recorded; a distinct judgment date appears separately. Keep the address, document link and any follow-up notes together when comparing opportunities.
Confirm the current ownership before discussing terms
Compare the recorded parties with the current appraisal and deed history. The document may be older than its recording date, and the property may already have changed hands. If an owner wants to discuss a sale, have your title company identify the current owners and the people who must sign before relying on a proposed agreement.
