What the record can tell you
A valuation, tax bill, delinquency notice, lien certificate and deed are different records. An assessed value is not an unpaid balance or market price. A delinquent account does not by itself establish a scheduled sale, and a scheduled sale does not establish that the parcel remains available.
Research the local source
The Tax Commissioner collects taxes; assessed value is a separate fact. Confirm the county's current balance and sale materials before treating delinquency as an available purchase.
Match the right parcel
Use the county Board of Tax Assessors for the parcel and the Superior Court Clerk for recorded instruments. Georgia's Department of Revenue distinguishes valuation by the assessor from tax collection by the Tax Commissioner. Cobb, DeKalb and Bibb each require their own local record match.
Read the collecting office’s current account and sale-specific information. Confirm tax year, balance date, later payments, withdrawals and what interest is actually offered. Never assume that paying a bill transfers ownership or that a process described in another county applies to the subject property.
What to keep in the property file
- Parcel and collecting jurisdiction
- Tax year and dated unpaid balance
- Payments or corrections after the initial record
- Sale notice, terms and current availability
- Interest offered and later deed or certificate
Evaluate the next purchase step
For a direct purchase, include current tax information in the closing investigation rather than subtracting an old balance mechanically from your offer. For a sale, research terms, title, occupancy and property condition separately. An advertised minimum is not an appraisal or a complete statement of acquisition costs.
Recheck before follow-up
Recheck the account and sale list before action; a payment or withdrawal can make an older entry obsolete. Preserve the dated original finding and the newer status. Keep mortgage foreclosure and local tax enforcement separately identified even when they concern the same home.
